12 Games Like House Flipper (2026): Clean, Fix, Decorate

Between them, the two House Flipper games carry 131,666 Steam reviews across all languages — 111,676 on the 2018 original and 19,990 on House Flipper 2, both Very Positive when we read the store pages on 11 September 2026. That is a lot of people who have bought a wreck, swept it, patched it, painted it, furnished it and sold it — then wondered what was next.

The problem is that “like House Flipper” means four different things. The loop has stages — buy or receive a space, clear it, repair and clean it, decorate it, hand it over — and almost nothing else keeps all five. The Alchemess team checked every candidate’s price, date, all-language review total and category list against Steam’s own data on 11 September 2026, and ranked them by how much of the loop survives.

How did we choose these games like House Flipper?

There is no single right answer: the loop is five hobbies stapled together and different players fell for different ones. So this is not “best to worst” — it is most of the loop to least of it, and every entry names its stage.

  • Loop coverage. How many of the five stages — acquire, clear, repair or clean, decorate, hand over — the game gives you. This sets the order: number 11 is not worse than number 3, it keeps fewer stages.

Which stage of the House Flipper loop does each game keep?

1. Train Station Renovation

Train Station Renovation by Live Motion Games is the closest structural match on Steam, and no coincidence: Frozen District and PlayWay S.A. are among its publishers, the same family that ships House Flipper.

You arrive at a derelict platform, sort rubbish into the right skips, scrub soot off tiles, repair benches, repaint, furnish the concourse, then hand it back for a score. Steam records it as released 1 October 2020 at US$3.79 on 11 September 2026 — an 80% cut from its US$18.99 list price — with 2,762 reviews across all languages, Very Positive, 2,257 of them positive.

The station setting does what a house cannot: the spaces are enormous, and sorting waste by type makes clearing a puzzle.

Barn Finders by Duality Games takes the flipping half literally. You bid on storage units and abandoned barns sight-unseen, haul the contents back to your shop, and turn junk into stock.

The loop is buy, clear, clean, repair, price, sell — everything House Flipper does except choosing curtains. Items arrive filthy and broken, you fix them at a workbench, then watch customers haggle. Steam lists it as released 15 June 2020 at US$19.99 as of 11 September 2026, with 4,441 reviews across all languages, Very Positive (3,640 positive).

It is also the funniest game here, in a broad junkyard-comedy register that will either land or not.

The Tenants by EndGameLoop Games keeps the renovation and the decoration, then adds the part House Flipper skips: what happens after somebody moves in.

You buy a run-down flat, clean and repair it, furnish it to a brief, then list it — and the tenant who arrives has opinions, neighbours and complaints you have to adjudicate. Released 20 October 2022 at US$19.99 on 11 September 2026, it holds 7,777 reviews across all languages, Mostly Positive, 6,130 positive; the critical ones mostly wanted a renovation game and got a management sim.

House Builder by FreeMind S.A., published with PlayWay S.A., replaces the flip with construction: you put up the whole structure, foundation to roof tiles, across several historical periods.

Foundations, framing, insulation, bricks, wiring, roofing, then a furnishing pass — building is broken into layers, each one a tactile job. Steam gives 15 January 2024 and US$19.99 on 11 September 2026, with 2,593 reviews across all languages, Mostly Positive (2,072 positive); critical reviews tend to be about pacing rather than the building.

The historical range is something House Flipper never offered, and the before-and-after is different: there is no “before”.

PowerWash Simulator by FuturLab isolates one stage — the cleaning — and does it better than anything else on Steam. No repairing, no decorating. A lance, a surface, and dirt that comes off in strips.

You take jobs, pick a nozzle and work a van or a fairground ride down to clean, with a percentage counter showing exactly what is left. It released 14 July 2022, costs US$24.99 as of 11 September 2026, and holds 58,739 reviews across all languages, Overwhelmingly Positive — 56,620 positive, the best ratio here.

Its category list includes Online Co-op and Cross-Platform Multiplayer, so a friend on another store can join.

Furnish Master by Alex Blintsov is the decorating stage extracted and given its own game — a one-person project, still in Early Access, and the best pure interior tool in this price bracket.

You get empty apartments, houses and commercial spaces plus a large catalogue with free placement, recolouring and no grid. Steam lists it as released into Early Access on 19 February 2024 at US$14.99 on 11 September 2026, with 1,176 reviews across all languages, Very Positive (960 positive).

Steam Workshop support means the catalogue is community-extended and keeps growing after you buy.

Whisper of the House by GD Studio is the warmest game here: townspeople ask for help moving, clearing and arranging their rooms, and each job is a small story about whoever lives there.

The work is clear, then organise, then decorate, in a hand-drawn style rather than simulation-grade 3D. Steam records 27 August 2025 and US$14.99 on 11 September 2026, with 5,722 reviews across all languages, Overwhelmingly Positive — 5,548 positive, a ratio almost nothing else here matches.

Tiny Glade by Pounce Light is the smallest idea here and one of the best-reviewed games in the cozy category. You draw a wall, and it builds a believable little castle around it.

There are no resources, no goals and no failure states — you pull paths and raise towers, and the game answers with ivy, thatch, window boxes and sheep. Steam lists 23 September 2024 and US$14.99 as of 11 September 2026, with 24,564 reviews across all languages, Overwhelmingly Positive, 23,903 positive.

It keeps only the creative half of House Flipper, but the before-and-after is instant.

You pressure-wash, collect rubbish, clear wreckage and watch colour return to a stretch of coast. Steam records 20 December 2022 and US$2.49 on 11 September 2026 — 75% off its US$9.99 list price — with 2,540 reviews across all languages, Very Positive (2,218 positive).

Even at full price it is under ten dollars, the cheapest way to test whether cleaning alone was what you wanted.

Unpacking by Witch Beam keeps the least of the loop and is, by a distance, the most acclaimed game on this page. It is one stage — take things out of boxes, find where they live — repeated across eight moves in one person’s life.

Every object has a correct home and the game tells you gently when you have missed it, but the storytelling is the payload: you learn who this person is from what she owns and what she loses. Steam lists 1 November 2021 and US$19.99 on 11 September 2026, with 40,752 reviews across all languages, Very Positive, 37,995 positive.

Should you just play House Flipper 2?

Often, yes — worth saying in a roundup of alternatives. House Flipper 2, developed and published by Frozen District, released 14 December 2023 and costs US$39.99 on 11 September 2026, no discount running when we read the page. Its all-language review total is 19,990, Very Positive, 17,456 positive.

Two things separate it from the 2018 original. It has a build mode — you can raise walls and construct a house from scratch, and the store page lists an included level editor. And its category list carries Online Co-op, LAN Co-op and Cross-Platform Multiplayer, where the original’s reads Single-player and nothing else.

The original is the cheaper entry point: by Empyrean, published by Frozen District and PlayWay S.A., released 17 May 2018, US$2.49 on 11 September 2026 at a 90% discount from its US$24.99 list price, on 111,676 all-language reviews rated Very Positive. The House Flipper - Garden DLC — 16 May 2019, US$4.49 at 70% off US$14.99 the same day — adds outdoor landscaping, though its own 894 all-language reviews sit at Mixed.

What should you play first?

Work backwards from the stage, not the score. If what you replayed House Flipper for was filth coming off a wall, buy PowerWash Simulator and stop reading. If it was the furnishing screen, Furnish Master is the purest version. If it was the whole contract — arrive at a wreck, leave with a finished space and a payment — Train Station Renovation is the closest copy on Steam, and at the price it showed on 11 September 2026, close to free.
